10 R & S • Recorded Map, Plat, or Plan: A diagram that shows the location of units, lots, common areas, limited common areas, and other community structures. • Resale Certificate: A form that gives specific details on a property that's being bought in an HOA, including the amount and frequency of dues and assessments and the current owner's account balance information. • Reserve Analyst/Specialist: Professional who conducts a reserve study on behalf of an HOA. • Reserve Fund: Money set aside by a community association for additions to major components, future replacements, and repairs that don't occur regularly. • Reserve Study: A physical and financial analysis that determines how much money an association should have in its reserve fund to ensure it can complete eventual repairs and replacements. • Rules and Regulations: Additional restrictions found in the governing documents that reinforce the CC&Rs, the rules and regulations may include guidelines related to fences, parking, amenities, pets, and more. • Secretary: The board officer who guarantees that board and association documents are recorded, accurate, and well-maintained. • Special Assessment: A one-time fee issued to cover the costs of unexpected expenses or budget insufficiencies. 7 6 5 4 8 9 10 11 3 2 12
