a property that's being bought in an HOA, including the
amount and frequency of dues and assessments and the
current owner's account balance information.
• Reserve Analyst/Specialist: Professional who conducts a
reserve study on behalf of an HOA.
• Reserve Fund: Money set aside by a community
association for additions to major components, future
replacements, and repairs that don't occur regularly.
• Reserve Study: A physical and financial analysis that
determines how much money an association should have
in its reserve fund to ensure it can complete eventual
repairs and replacements.
• Rules and Regulations: Additional restrictions found in the
governing documents that reinforce the CC&Rs, the rules
and regulations may include guidelines related to fences,
parking, amenities, pets, and more.
• Secretary: The board officer who guarantees that board
and association documents are recorded, accurate, and
well-maintained.
• Special Assessment: A one-time fee issued to cover the
costs of unexpected expenses or budget insufficiencies.
