5. COVENANTS, CONDITIONS, & RESTRICTIONS
Covenants, Conditions, and Restrictions (CC&Rs), sometimes
called the declaration or master deed, is a legal document that
outlines the rights and responsibilities of the association, board
members, and homeowners. It details the ownership rights of the
homeowners vs. the association and will spell out architectural
standards for the community. The rules contained in your HOA's
CC&Rs are binding and permanent.
6. COMMUNITY MANAGEMENT COMPANY
A community association management company, or HOA
management company, is often contracted by the board to help
fulfill duties they cannot carry out. Typically, these companies
help support the board by enforcing the governing documents
and overseeing maintenance, accounting, and other community
efforts, depending on the association's needs.
