Watermarke Community Association is an upscale condominium community in affluent Orange County, California, featuring 534 units, on-site management, and special attention given to conserving environmental resources.

The Association provides community leadership, architectural control, covenant enforcement, community events, accounting and finance, operation and maintenance of recreation facilities. Additionally, all residents can participate in committees that help shape the future of Watermarke.

Community amenities include a clubhouse with billiards room, game room, kitchen, library and theatre; an Olympic-sized pool and cabana/lounging area for homeowner gatherings and events; a state-of-the-art fitness center and tennis courts.

CHALLENGE:

A recent on-site reconstruction project, including renegotiation of vendor contracts, presented many potentially complicated challenges.

RESOLUTION:

The new General Manager, Fatima Lahouty, had only been with Watermarke for one year when she optimized operational efficiencies for the Board, including an extensive review and analysis of the community’s budget. Her hard work resulted in changes in vendors and vendor agreements, improved renegotiating of vendor contracts and consolidation of some vendor services. She also helped eliminate overlap in services and improved the quality of reconstruction work completed, which, overall, resulted in substantial cost savings for the Association.

Moving forward, the Board places full trust in Fatima’s leadership, along with the assistance of her knowledgeable staff, to help find additional efficiencies for the Association in the future, including utility savings and installation of solar heating for all pools.
