COMMUNITIES
Luxury high-rise communities, which are typically found in the center of major cities,
need a robust maintenance plan that covers building mechanicals, timely cleaning,
and upkeep services and security.
1. Color code pipes.
OSHA has set standards for color coding pipes in a building (e.g. gas, domestic
water, storm drains, etc.). In the garage, you'll see many pipes, and if they're not
painted according to the color code, it's hard to tell which line needs attention in
an emergency.
2. Paint mechanical room floors.
It's much easier to spot problems like rust and water leaks on a painted
mechanical room as opposed to one that's simply concrete. Ensure that the floor
is also kept clean for the same reason.
3. Check and replace toilet flappers.
Highrises usually pay the water bill out of their budget. If a toilet anywhere in
the building has a faulty flapper, you're sure to find out through a high water
charge. Include toilet flappers in maintenance checks, or in owner maintenance
requirements, and your community will save a significant amount of water — and
money — on the water bill annually.
4. Clean elevator tracks.
Elevator tracks are often dirty, which leads to malfunctioning doors. A contractor
must then come to fix. If the maintenance team is on top of cleaning them, your
community will see savings on maintenance costs.
