6 Conduct Periodic Inspections If you don't already, now is the time for your community to start scheduling periodic inspections. By being aware of every aspect of your property's condition, you can identify small issues and fix them quickly before they become major problems. We recommend completing a full community inspection at least once a year, but that doesn't mean the entirety of the inspection has to be completed at the same time. You and your maintenance partner can divide a large community into sections and inspect different areas on a rolling basis throughout the year. This also helps your budget by distributing maintenance costs more evenly over time. A professional inspector will look for safety hazards, proper lighting, cracked sealants and plumbing boots, and peeling paint among other items. He or she will also examine the roof of each structure and recommend maintenance solutions for any areas that need attention. Mike's Tip Regular inspections act like a window looking into the future of your community. You need it to make the right decisions, the first time.
