(POA)
What It Is: A property owners' association often
serves a broad function, depending on how it was
established. In many states, a POA is organized
as a non-profit corporation. Some POAs are
developer-created and grant formal rulemaking
powers, while others are formed by existing
property owners who band together to promote
neighborhood interests or oversee shared
improvements.
Types of Properties:
• Residential parcels
• Commercial properties within a defined area
• Larger land holdings governed collectively
How It Operates: Some POAs impose restrictions
similar to an HOA. Others focus on advocacy or
improvement efforts. Governance powers are
defined by recorded documents and state law.
