C orporation 10 ANSWERS TO THE TOP 5 STRATA QUESTIONS Each Strata Corporation operates differently, and you should be able to consult your community's welcome package, council, or strata manager to get the specific information you need. However, we have answers to the most frequently asked questions about Strata Community life: 1. Do I have to pay Strata fees even if I don't use amenities? Yes. As part of living in the Strata building, residents agree to pay fees split among homeowners regardless of how much they use shared areas. 2. How does a Strata Corporation enforce bylaws and rules? Typically, bylaws and rules violations are identified by inspections conducted by council members, management, or members of a covenants committee. Covenants committees are formed specifically to maintain the integrity of their associations. Other homeowners in a Strata may also report violations. Once reported, all associations have an escalation process for continued violations or non-payments. Communication is key, and chances are your Strata will work with you to resolve issues. In some rare cases, a Strata Corporation may have to take legal action against owners who continue to violate guidelines. 3. What happens if I don't pay or break the bylaws/rules? Typically, any late payment or violation receives a polite reminder. Most violations are resolved at this level, with a warning before further action is taken. 4. What kind of things can a Strata regulate? In general, Stratas help ensure owners properly care for their homes to achieve a consistent look and feel throughout the neighbourhood. This can include providing a list of approved home or fence colors or setting expectations for consistent lawn mowing or how often you should mow your lawn. 5. Can Strata Council change or add bylaws/rules? Your Strata Corporation's bylaws and rules aren't set in stone. The council usually has the authority to adopt new rules for the community.
