GOVERNING DOCUMENTS BYLAWS &
RULES
When homeowners move into a Strata Property they sign a document, agreeing to follow
the Strata Corporation's bylaws and rules , found in the community's governing
documents. Governing documents are a set of legally binding documents, usually
created during the formation of a Strata Corporation. Included are all the materials that
govern day-to-day operations, including the Disclosure Statement, bylaws, rules and
regulations, articles of incorporation, and any other important related forms.
Some of the most widely-recognized bylaws found in governing documents
are:
• Architectural controls (unit alterations)
• Holiday and lawn decoration restrictions
• Noise complaint policies
• Exterior home maintenance guidelines
• Home occupancy limits
It's important to be familiar with your community's bylaws and rules because failure
to follow them can result in consequences. Residents can view the rules and
access their governing documents through the Strata's website, local public
records, the management company, their realtor, or the Strata Council.
