The plat or plan is a diagram that shows where all important
structures, like units, lots, and common areas, are located.
It also includes flood zones, open roadways, property
boundaries, easements, and rights-of-way that can be used
for power lines and roads. Think of a plat like you would
the floor plan of a home, only in this case, the document
is for the community at large. The plat is an especially
precise document, noting exact locations, coordinates, and
dimensions, in addition to other elements like:
• Parking designations
• Areas available for development
• Vehicle access
• Community lighting
• Trash enclosures specifications
