QUESTION 4: DO RESIDENTS HAVE A VOICE IN DEVELOPER-CONTROLLED BOARD DECISIONS? ANSWER: Holding ownership over all or most of the lots or units in a new development, a developer usually has more votes—and input—on the decisions made by the board. With this being the case, it's typically not required for the board to involve homeowners in decisions when it's under developer control. However, this doesn't necessarily mean that residents don't have a voice on what happens at the board level. It's important that the developer board solicit feedback and address concerns from residents—the future of the community depends on it. Some developer communities have a homeowner advisory committee or use other avenues of communication to relay comments, questions, and information to owners and vice versa. This helps establish trust with residents and can significantly influence the relationship between residents and the developer.
