Can maintenance still be performed?
Boards should think critically about maintenance issues and
consider varying state, provincial, and municipal requirements.
Interior maintenance should be limited and focus on health and
safety issues like smoke alarms, sprinkler maintenance, and
emergency plumbing matters. When contractors enter, they
must comply with CDC social distancing requirements and wear
masks and other essential protection. Outdoor projects may be
permissible if social distancing requirements get met.
Boards must identify needed work versus discretionary work.
While at home, many people may want to engage in condo
remodeling projects. With other residents working from home
and sheltering in place, this not only creates access problems,
but also potential nuisance issues for neighbors.
Is there any special relief for
community associations?
Unlike during the great recession, both the U.S. and Canadian
governments have taken action to support individuals affected
by the pandemic. Associations may qualify for Economic
Injury Disaster Loans (EIDLs) from the U.S. Small Business
Administration. However, communities must show an actual
